What is Stamp Duty?
Stamp Duty Land Tax (SDLT) is a tax you pay when you buy a property or land over a certain price in England and Northern Ireland. The rate you pay depends on the purchase price, whether it's your main residence or an additional property, and whether you're a first-time buyer. Scotland and Wales have their own systems (LBTT and LTT respectively).
Current SDLT rates (2026): 0% up to £250,000, 5% on £250,001-£925,000, 10% on £925,001-£1.5m, 12% above £1.5m. First-time buyers get 0% on the first £425,000 (on purchases up to £625,000). An extra 5% applies to additional properties.

First-time buyer relief
First-time buyers purchasing a main residence for up to £625,000 pay no SDLT on the first £425,000. They pay 5% on the portion from £425,001 to £625,000. Properties over £625,000 use standard rates. This relief can save first-time buyers up to £11,250.
Additional property surcharge
If you already own a property and buy an additional one (e.g., a second home or buy-to-let), you pay an extra 5% on top of the standard rates. Non-UK residents pay an additional 2% surcharge. Both surcharges can apply together, making the total additional rate 7%.
