How rental income is taxed

Rental income in New Zealand is taxed at your marginal rate. You can deduct allowable expenses (rates, insurance, repairs, management fees, body corporate). Mortgage interest deductibility is being phased back in — 80% from 1 April 2025, 100% from 1 April 2026. Rental losses are ring-fenced (cannot offset other income) and must be carried forward. There is no depreciation on residential buildings for existing properties but new builds can claim 2% per annum.
