Oman Capital Gains Tax Guide 2026

Oman does not have a separate capital gains tax. Corporate capital gains are taxed as part of ordinary income at the standard CIT rate of 15%. Individuals pay 0% on all capital gains, including gains from shares, real estate, and cryptocurrency.

Individuals — 0% Capital Gains Tax

Individuals in Oman pay no capital gains tax on any asset disposals. This applies to:

  • Sale of shares in Omani or foreign companies
  • Sale of real estate (residential, commercial, land)
  • Sale of cryptocurrency and digital assets
  • Sale of personal assets (cars, jewellery, art)
  • Sale of business assets (as a sole proprietor)

There is no annual exempt amount, no holding period requirement, and no distinction between short-term and long-term gains. All gains are 100% tax-free for individuals. Example: An individual sells a Muscat apartment purchased for OMR 80,000 for OMR 120,000 — the OMR 40,000 gain is entirely tax-free.

Companies — Taxed as Ordinary Income at 15%

For companies, capital gains on the sale of assets (including shares, property, and intangibles) are treated as ordinary income and taxed at the standard CIT rate. There is no separate CGT schedule, no rollover relief, and no indexation allowance. The gain is calculated as sale proceeds minus the cost basis (acquisition cost plus capital improvements).

Example: An Omani LLC sells a commercial building in Seeb. Purchase price was OMR 500,000, improvements OMR 100,000, sale price OMR 750,000. Taxable gain: OMR 150,000. CIT at 15%: OMR 22,500.

Property Transfer Fee vs CGT

When real estate is sold in Oman, a property transfer fee of 3% of the property value is payable to the Ministry of Housing and Urban Planning. This is not a capital gains tax — it is a transaction fee shared between buyer and seller. The 3% fee is separate from any CIT liability a company might have on the gain. For individuals, the 3% transfer fee is the only cost on sale (no CGT).

Share Disposals

Gains on the sale of shares in Omani joint-stock companies (listed on Muscat Stock Exchange) by individuals are tax-free. For companies, gains on share disposals are included in taxable income at 15%. There is no participation exemption in Oman (except for certain free zone entities), so intercorporate share gains are also taxable.
