Australian state stamp duty and land tax. Stamp Duty by State

  • NSW: The 'transfer duty' starts from 0% for the 'up to $12,000' and goes up to 7% for the 'above $3 million'. The 'first home buyer' may be eligible for the 'exemption' (the 'up to $80,000' threshold) or the 'concessional rate'.
  • VIC: The 'transfer duty' starts from 1.4% for the 'up to $25,000' and goes up to 5.5% for the 'above $960,000'. The 'premium rate' of 6.5% applies to the 'above $2 million'.
  • QLD: The 'transfer duty' starts from 0% for the 'up to $5,000' and goes up to 5.75% for the 'above $1 million'. The 'first home owner grant' and the 'concessional duty' may apply.

Foreign Buyer Surcharges

  • NSW — 8% surcharge: The 'foreign person surcharge' on the 'residential property' is 8% (increased from 4% from 1 February 2024). The 'land tax surcharge' for the 'foreign persons' in the 'NSW' is 4%.
  • VIC — 8% FPAD: The 'foreign purchaser additional duty (FPAD)' is 8% on the 'residential property'. The 'VIC land tax surcharge for the absentee owners' is 4%.
  • QLD — 8% AFAD: The 'additional foreign acquirer duty (AFAD)' is 8% on the 'residential property'. The 'QLD land tax surcharge for the foreign absentees' is 2%.

Land Tax by State

  • NSW: The 'general threshold' is $1,075,000 — the 'rate' is 1.6% on the 'above the threshold' and 2% on the 'premium rate'. The 'principal place of residence' is 'exempt'.
  • VIC: The 'general threshold' is $50,000 — the 'rate' is 0.25% to 3.65%. The 'PPR exemption' applies. The 'absentee owner surcharge' is 4%.
  • QLD: The 'general threshold' is $600,000 — the 'rate' is 0.1% to 1.5%. The 'absentee surcharge' is 2% above the 'threshold'.
  • WA, SA, TAS, ACT: The 'land tax thresholds' and the 'rates' vary — the 'thresholds' range from $50,000 to $500,000 and the 'rates' range from 0.1% to 3.7%.
